Hello, everyone. My name is Jonathan Portukalian, President of Port Building, and in today’s video, I want to talk to you about a host of questions I’ve been getting recently ranging from new home construction, “Where should I build?”, “Should I build in New Albany, Sellersburg?,” With the market, what is the best thing to do? Should I buy a new home? Should I build a new home? Should I buy an existing home?” There’s a lot of questions here, so I picked the top five that I thought would bring the most value to you, and let’s go from there.

So let’s jump in.

Question number 1:

Is new construction a good investment?

Absolutely. Depending on where you build and what you build, you’re going to definitely want to get with your local realtor and check out comps of houses, where you decide to build, and how much money you want to put in your house, just so you know what you’re getting out of it in the long term. There’s a lot of things that can change the factor in that, but overall, you’re going to want to do your research and go from there.

Question number 2:

How much does it cost to build a house from scratch?

This is a big question. What you’re wanting to know is what you want to build. So you’ve got houses with a foundation, a basement foundation, where you’re digging a hole. That costs a lot more money to put a foundation in for a basement instead of a slab home, which is just a concrete slab on top of the ground. How big, how many square feet, the interior, I mean, there are so many different things that you can choose from. The question is completely up to what are your specifications in what you build? So unless you know exactly, you won’t really get a specific price until you do that.

Question number 3:

Are new construction prices negotiable?

Normally, they’re not. You can kind of negotiate back and forth with your builder, but normally you don’t want to if you have a good relationship or to even build a good relationship with your builder. You just want to be honest and treat them fair. They’re charging you a fair price, and so you pay them a fair price. That price can vary from 15% to 30% on top of what it costs to build. So that’s the fee normally that a builder or a contractor, general contractor will charge, just depending on what it is they’re building.

Question number 4:

Is it better to buy a new home or an existing home?

Now, this is going to be totally up to you. So it’s whether you don’t like what you have, you can build a new one. So it’s just the build, the design, the floor plan. If you can’t do a kitchen or bathroom remodel in your home that you are now or the one you want to buy to make it meet those specific needs or wants that you have in a home, maybe a new build might be what you want. Then that way, you can design it however you want, the new home construction floor plan, the finishes, everything. So it’s just all going to depend on what you want personally.

Last but not least, question number 5:

What is a contractor?

A good contractor is going to be the one that you go to for everything when it comes to building, where to get things, how you’re going to do it. The contractor normally is going to be able to answer all your questions, building-related, and they’re going to have an arsenal and a team that is constructed together to fit your needs, whether it’s a custom home or an inground pool or even a deck. It doesn’t matter. A good contractor will be able to have good people that will be able to do these things for you.
